Update to Muskego - WI

Hi Everyone,
Just wanted to let you know that a possible aid in financing has recently come across my desk that can help in Hotel financing specifically.  Attached is information on  Recovery Zone Facility Bonds (RZFBs) for your convenience.  Basically, you could get a certain amount of bonds as tax-exempt using the City's name which would in turn lower you interest rates considerably on that portion of your borrowing.  There is a statewide pool of money that could qualify for hotels, but time is of the essence since the bond money is gone as of January 1, 2011.  The City just has to label the community as a recovery zone which we are willing to do if this helps someone out.

Taking advantage of such a tax exempt bond coupled with our aforementioned grant money from the City of Muskego may help bridge that financing gap!

Wichita KS joint venture offer SWC Kellogg and Oliver

Dave,

We are looking for an equity or development partner(s) for our proposed 65 room Country Inn & Suites project located at US Hwy 54 and Oliver in Wichita, KS. Depending on loan terms the additional equity needed could range from $800,000 to $1,200,000. Also, we are willing to contribute our land and take a passive position in the project.

The hotel site is part of an urban redevelopment located almost in the middle of Wichita, at the highest traffic count intersection in the city. The development is less than 5 minutes from downtown and 10 minutes from Wichita Mid-Continent Airport. Other demand generators located nearby include 2 major hospitals, the Bob Dole VA Hospital, Wichita State University, Spirit Aerosystems, Hawker Beechcraft and McConnell AFB. US Hwy 54 (aka Kellogg) is the major East-West highway running through Wichita, providing quick access to the entire city.

Blog Enrollment Update

I would like to take a moment to thank all those who have subscribed to this blog since I have opened it up to the public. Since the second week in February, there have been 35 subscribers , 887 views and 386 clicks linking to 78 different markets/articles of interest.

There are currently two very qualified leads pursuing a Country Inns and Suites new build as a direct result  of this blog . In a little over a month, I am very pleased with that success ratio! Now with a little cooperation from the lenders, we can all benefit going forward!

I will report back in a month with a subscription update.In the meantime , if you can think of anyone that should be a subscriber as well, or have any suggestions of any kind, please let me know.
